Improving the socio-economic efficiency of the expanded reproduction of historically urban areas in the context of rapid urban development is a crucial source for meeting the growing material and spiritual needs of the population.

In this context, the task of sustainable urban development is to synthesize resource flows and create adequate anthropological conditions for the implementation of the national programme "Strategy for Spatial Development of the Russian Federation" (2019) for the long term. All links of the urban economy are linked into a single complex system of spatial and territorial development.

The process of spatial-territorial development is the result of a highly complex relationship in the Nature-Society-Human system, and the management of urban real estate restructuring, as a set of tangible and intangible development resources localized in urban space and time, ensures their capitalization.

Finding and choosing the most effective solutions is an integral and essential part of the overall management of sustainable urban development. These searches should be carried out at every point in the urban renewal of the built environment, and especially at the junctions where the greatest risks and losses arise from inconsistencies in decision-making.

They interact both along the management vertical and at the territorial level through the implementation of life cycle contracts by different organizational forms of expanded reproduction of urban real estate. All the links have a multidimensional, multi-criteria character: restructuring processes are interconnected technologically, resource requirements, economic, social and environmental consequences. Finally, current, early and strategic decisions are closely interlinked in this system. This issue focuses on these and other problems of urban property development and how they can be solved.
