Sustainable development of urban areas

Abstract

Sustainable development of cities and rural settlements is one of the main tasks of urban planning and design, which is relevant not only in Russia. The paper raises the issues of ensuring sustainable development of urban areas, as well as the main problems standing in the way of achieving its goals, which is one of the most urgent topics of modern technogenic society. The criteria necessary for a comprehensive objective assessment of the sustainability of urban areas development are defined. Based on the analysis of numerous studies of the theory of sustainable urban development, five main regularities are highlighted. The analysis has shown that in relation to urbanistic concepts, the consideration of the regularities of urban development of city territories reduces the competitiveness and investment attractiveness of the urban environment. In this regard, the regularities of urban space development have dual and economic nature, on the one-hand taking into account the peculiarities and diversity, economic activity of urban economic systems on the other hand, the tendencies of equalization and convergence of sustainable development of urban areas. The study explains the essence of the regularities of the socio-economic and technological system of the city. The main regularities of urban development as a basis for the formation of a new managerial functionality of sustainable development of urban territories are highlighted. Studying the conditions and principles of ensuring sustainable urban development, the author came to the conclusion that a systemic solution to emerging and multiplying problems of urban development cannot be provided without the priority of the city as a self-developing system over its components, and the synthesis of the main directions of urbanistics: technological, social and aesthetic. The logical consequence of ensuring systemic unity will be the expansion of the subject area of urbanism and the development of urban planning concepts, which are based on the goals of restructuring the real estate of urban spaces.
